A competent Real Estate Attorney can verify that transactions are prepared and executed correctly, on time, and that signed contracts contain all specific conditions needed to protect the buyer’s interests.

I am an authorized Mexican attorney specialized in Real Estate, Civil, and Commercial disputes. I help people from foreign countries safely buy property in Mexico. My services begin with your initial interest in the property and extend through the closing and any disputes that may arise thereafter.

My practice is located in La Cruz de Huanacaxtle and I serve the communities surrounding Banderas Bay and Riviera Nayarit, including Punta Mita, Sayulita, Bucerias, Nuevo Vallarta, and Puerto Vallarta.

National Property by definition belongs to the Mexican nation and therefore is not for sale. Still, there are some governmental and temporary “Concessions” a person or entity can acquire, like beach concessions, among others.

The concept of Agricultural Property (ejido land) was born after the Mexican independence in the early 1900s to dissolve monopolies on agricultural land. Mexican farmers were given title to agricultural property by the Federal government. From Mexican independence through 1992, only Mexican farmers were entitled to acquire this kind of property. Now, agricultural land can become private property and be sold, with some constitutional restrictions. One must consider whether the property is located within the “restricted zone” which extends 100 km from the Mexican border and/or 50 km from the coast. In 2015 I moved my primary office to the Banderas Bay area. I have been successful in resolving most of my client’s legal issues in their favor. The legal processes in Mexico are quite different from those in the US and Canada and are often difficult for residents of those countries to understand. I have grown up with the Mexican legal system, understand the nuances, and have developed effective strategies to prosecute a wide variety of cases under Mexican law. The ultimate resolution depends on the evidence and the strength of your case but I will do my best to obtain the most favorable result for you that is possible.

Debora Espinosa was born in Guadalajara, Jalisco, Mexico. She graduated from law school at the University of Guadalajara and obtained her professional license as an attorney in 2006. She attended the Masters Program in Tax Analysis at the University of Guadalajara, concluding her studies in 2010.

Debora is the fourth lawyer in her family and consequently her legal education began at an early age. She joined the law office of her family, acquiring knowledge, experience, and expertise in the areas of civil litigation, commercial, and criminal law. In order to gain experience in the field of fiscal and administrative law, she performed her voluntary internships at public institutions including the Federal Court of Fiscal and Administrative Justice (TFJFA), the Administrative Court of the State of Jalisco, and the Fourth District Collegiate Court on Administrative Matters in Jalisco.

Independent and entrepreneurial, Debora moved to Los Cabos, Baja California Sur in May 2010. She continued her professional development by working for a law firm in the touristic corridor and commercial FONATUR district of San Jose, focusing on real estate transactions. In 2012, on her own initiative, she created a website that attorneys could use to access their Judicial Court Records, freeing them from the daily need to visit each court house to obtain the information manually. (www.boletinbcs.com). Her efforts contributed to pushing the state to implement their own online listing of the cases, as dictated by a legal reform passed in late 2012. In 2015 she moved to the Banderas Bay area and reestablished her practice in La Cruz de Huanacaxtle.

Debora has a broad base in many facets of Mexican law. She speaks fluent English and is able and willing to explain the legal aspects of a case to US and Canadian citizens.
